You may not even know all the things you should regularly check throughout your home. We’ve put together a sample list to give you an idea of all the things you may have been missing.

Residential Properties – What’s Included in Every Visit

Exteriors

  • From the ground, visually inspect exterior walls for missing and/or damaged cladding from the ground.
  • From the ground, visually inspect exterior caulking for windows, doors, expansion joints and dissimilar materials.
  • From the ground, visually inspect roof for damage.
  • From the ground, visually inspect gutters, downspouts for damage or obstructions.
  • From the ground, visually inspect for landscaping that is overhanging or encroaching onto the roof, walls, and foundation.
  • If applicable, inspect deck(s), porch(s) and patio(s) for damage.
  • Check operation of hose bibs in the summer.
  • Visual inspection of the exterior sidewalks and driveways for excessive damage/ deterioration.
  • Visually inspect and test overhead door(s), operator(s) and sensors for proper operation and damage.

Bathrooms

  • If applicable, test ground fault circuit interruption (GFCI) outlets for proper operation.
  • Check light fixtures and switches for proper operation.
  • Replace burnt-out standard light bulbs with energy efficient LED bulbs on ceilings and on walls lower than ten feet.
  • From the ground, visually inspect interior walls, ceilings, floors and windows for damage and signs of water infiltration.
  • Inspect doors and windows on floor level for damage and test for proper operation.
  • Test faucets for adequate hot and cold-water pressure for sink(s), shower(s), bathtub(s).
  • Visually inspect and test sink, shower and bathtub drain(s) for adequate drainage.
  • Visually inspect plumbing for leaks/damage in bathroom(s).
  • Visual inspection of toilets for leaks/damage and test for proper operation.
  • Inspect bathroom fixtures are properly secured and operational.

Kitchens

  • If applicable, test ground fault circuit interruption (GFCI) outlets for proper operation.
  • Check light fixtures and switches for proper operation.
  • Replace burnt-out standard light bulbs with energy efficient LED bulbs on ceilings and walls lower than ten feet.
  • From the ground, visually inspect interior walls, ceilings, floors and windows for damage and signs of water infiltration.
  • Inspect doors, windows, and window screens on floor level for damage and test for proper operation.
  • Test faucet(s) for adequate hot and cold-water pressure.
  • Visually inspect and test sink(s) adequate drainage.
  • Visually inspect plumbing for leaks/damage.
  • Inspect for proper operation, leaks, and damage of appliances (no appliances will be moved).
  • If applicable, inspect and Sanitize Garbage Disposal.

Living Areas

  • From the ground, visually inspect interior walls, ceilings, floors and windows for damage and signs of water infiltration.
  • Replace burnt-out standard light bulbs with energy efficient LED bulbs on ceilings and walls lower than ten feet.
  • Check light fixtures and switches for proper operation.
  • Inspect doors, windows, and window screens on floor level for damage and test for proper operation.

Basement/Laundry Room

  • From the ground, visually inspect interior walls, ceilings, floors and windows for damage and signs of water infiltration.
  • If applicable, inspect basement egress windows for proper operation and that they are clear of debris.
  • Check floor drain openings are clear and add water if P trap is dry.
  • Inspect for proper operation, leaks, and damage of appliances in laundry room (no appliances will be moved).
  • Test sump pump motor operation and battery backup pump operation.

HVAC/Mechanicals

  • Check furnace and water heater gas supply lines and valves for leaks and proper operation.
  • If applicable, check furnace and water heater draft inducer motor operation
  • Change furnace filter(s) once a quarter. Non-standard sizes will be an additional cost.

Quarterly Add On Options

Plumbing

  • Water filters/reverse osmosis filters.
  • Flush hot water heater(s) annually.
  • Inspect hot water or steam heat system.
  • Inspect back flow prevention valve every 6 months or yearly.
  • Treat septic system quarterly to maintain bacteria balance.
  • Well pump and system inspection.
  • Annual well chlorination.
  • Annual water quality test.
  • Water softener salt delivery and stock.
  • Inspect and sanitize garbage disposal.
  • Grease trap cleaning.

HVAC

  • Inspect/replace humidifier filter.
  • Inspect dehumidifier.
  • Spring HVAC tune-up/cleaning.
